Our studio offers a comprehensive range of services, from concept design to Development Application (DA) and Complying Development Certificate (CDC), Construction Documentation, and Contract Administration, encompassing both architecture and interiors. Our architectural services are typically structured into four key stages to ensure a seamless and refined process from inception to completion. These stages are:

Concept + Schematic Design

 

During the Concept and Schematic Design phase, we start by coordinating a surveyor and conducting a comprehensive site investigation, including a detailed internal measure-up of the existing project if required. This is followed by analysing the site and its constraints, and carefully considering the client’s brief in terms of aesthetics, functionality, and cost. We also examine Council planning controls and any relevant local planning constraints.

We develop architectural concepts and explore various design options, which are presented to the client along with precedent analysis studies to guide the design direction. Early considerations of interior design, furniture, and lighting layouts are integrated to ensure a cohesive design. During the stage a full 3D model is created, incorporating sketch drawings and accurate survey data, allowing for immersive walk-throughs and rendered imagery to aid in visualisation and design refinement.

Throughout this phase, we consult with relevant experts such as town planners, heritage specialists & landscape architects as needed, and anticipate multiple client meetings for design feedback and discussion. We also obtain quotes from and engage necessary consultants. As the design progresses, sketch plans, sections, and the 3D model are developed into more detailed CAD drawings. Towards the end of this initial stage, we recommend involving a registered Quantity Surveyor (QS) or licensed builder to provide accurate cost estimates for the proposed works. 

Development Application (DA) Documentation

 

During the Development Application phase, we enhance the initial design into detailed documentation suitable for submission to the Council. This includes developing plans with any agreed changes into a comprehensive design, managing and coordinating required consultants, and preparing all necessary DA drawings—plans, sections, elevations, and site plan.

We also perform a preliminary selection of exterior materials and finishes, collate all submission documents, and prepare a photo montage of the proposal. Additionally, we produce shadow diagrams if required by the Council and compile all necessary calculations for submission.

In some cases, certain works may qualify for a Complying Development Certificate (CDC) instead of a full Development Application. A CDC is a streamlined approval process for straightforward developments that meet predefined standards and criteria. It allows for quicker approval by complying with specific regulations and criteria set out in the Local Environmental Plan (LEP) and State Environmental Planning Policies (SEPPs), often bypassing the need for detailed DA assessments.

Construction Documentation

 

During the Design Development and Construction Documentation phase, we finalize the design and coordinate any necessary changes, ensuring all aspects align with the project's vision. This includes managing and coordinating with consultants to refine and enhance the design.

We prepare comprehensive final finishes boards for both interior and exterior elements, and develop detailed Construction Certificate (CC) documents. Our services encompass the creation of construction drawings, schedules, and specifications, along with detailed interior design elements and joinery packages. We also develop lighting plans and electrical layout plans, including the selection of lighting fixtures.

Additionally, we prepare and issue construction tender documents, including all relevant drawings and specifications, to facilitate the bidding process and ensure a smooth transition from design to construction.

Construction Services & Contract Administration

 

During the Construction Services phase, we continue to develop and refine building details, adapting construction specifics as needed following the demolition of existing structures. We provide the builder with detailed drawings and conduct regular inspections of the building works, typically through structured site visits once or twice a week, depending on the construction stage's demands. Our role includes coordinating and managing consultants, overseeing materials and finishes, reviewing shop drawings from specialist contractors, and providing supplementary details to address any latent site conditions.

In the Contract Administration phase, we manage the contract between the client and the builder, handling tasks such as processing progress claims, administering variations and time extensions, and conducting inspections as required. We issue the Notice of Practical Completion and prepare a defects list, overseeing the rectification work. Additionally, we assist the builder in procuring the Occupation Certificate to ensure all contractual and regulatory requirements are met. The administration services are tailored to suit the unique requirements of each project, ensuring a customized approach to meet specific needs and challenges.​​

Additional Architectural Services

In addition to core architectural services, we offer comprehensive support in furniture selection, interior design, and lighting design to ensure a cohesive and aesthetically pleasing environment. Our furniture selection service involves curating pieces that complement the architectural vision and meet the functional needs of the space. We work closely with clients to choose furniture that enhances both the style and comfort of the interior.

Our interior design services encompass the creation of harmonious and functional spaces, integrating colour schemes, materials, and textures to align with the overall design concept. We pay meticulous attention to detail, ensuring that every element contributes to a unified and refined interior.

In lighting design, we develop tailored solutions to enhance the ambience and functionality of the space. This includes selecting appropriate fixtures, developing lighting plans, and creating scenarios that highlight architectural features while providing optimal illumination. Our approach ensures that lighting is both aesthetically pleasing and practical, enhancing the overall design and user experience.
